LyteLease is a rental advance service that allows residential landlords in Singapore to receive up to 12 months of future rental income upfront, without affecting their Total Debt Servicing Ratio (TDSR) or credit score.

  1. Submit your details through an online form here.
  2. LyteLease reviews your tenancy details and eligibility.
  3. Review and sign your LyteLease Agreement securely online.
  4. You and your tenant sign an addendum to redirect rent payments to LyteLease.
  5. Get your rental advance within 3 business days.
  6. LyteLease will continue to collect the monthly rent from your tenant each month.

You can advance between 6 to 12 months of your rental income in a single transaction, subject to tenancy verification.

To qualify for LyteLease, your property must have a monthly rental of at least $1,500, up to a maximum of $50,000.

LyteLease charges a service fee ranging from 6% to 9.5%, based on your tenancy and application details, along with a fixed 1% processing fee on the rental advance amount.

All fees will be clearly stated upfront and deducted from the amount disbursed to you. There are no hidden or recurring charges.

No. LyteLease is not a loan. There is no interest, no monthly repayments and it does not impact your credit score or Total Debt Servicing Ratio (TDSR).

You'll need a valid tenancy agreement, proof of ownership, and tenant details. Our team will guide you through a quick and secure verification process.

Once your tenant has signed the addendum to the tenancy and your request has been processed, you will receive the funds as fast as 3 business days.

LyteLease service is available for landlords of HDB and private residential properties in Singapore (landed, condominiums, and apartments) with a valid tenancy agreement, and at least 6 months remaining on the lease.

Your tenant will sign an addendum to the tenancy agreement, confirming that monthly rent payments will be made directly to LytePay's bank account on a monthly basis.

LyteLease manages rent collection on your behalf. In the event of delayed or missed rent, our support team will handle follow-up and resolution directly.

If your tenant terminates the tenancy early, your advance arrangement with LyteLease can remain in place. Once a new tenant is secured, they will sign a new addendum so that rental payments continue to be made to LyteLease.

If there is a gap before the new tenant moves in, the Advance Period will be extended to account for the length of the breakage period.

Yes, you can. You can request an advance for each property you are renting out.

Yes, you may reapply for another advance once your current advance term ends. Each application is subject to review and approval.

Yes. Your information is treated with strict confidentiality. Your personal and tenancy details will only be used to process your LyteLease request and will never be shared with any third party without your consent.
